Crawl Space Moisture Control

Moisture isn’t a living pest but it can cause just as much damage as one. Excessive moisture can contribute to many serious problems.

Moisture Control Treatment

Moisture isn’t a living pest but it can cause just as much damage as one. Excessive moisture can contribute to many serious problems.

  • Rotting wood
  • Mold
  • Asthma and allergies
  • Termites
  • Other pest problems
  • Higher energy bills
  • Reduced property value

There are several treatments for moisture problems, depending on the nature of the moisture.

Foundation Ventilation
With this service, auto temp vents replace inadequate vents. Auto temp vents are temperature controlled and will start opening at 40 degrees and will be completely open at 70 degrees. They also provide a secure opening for air to enter but not pests.

New openings for additional vents are also installed in the foundation. Power temp vents are also installed for more forced air ventilation. Foundation vent wells can aid in keeping vents clear of dirt and debris that may be slightly below grade.

Drain Systems
Next time it rains, open your crawl space and have a look inside. If you see standing water, you need a crawl space drain system. These systems include subsurface drains to take water to a central location to be removed from the crawl space.

Moisture Barriers
Sometimes called “vapor barriers,” moisture barriers are installed in a crawl space to help lower wood moisture content to an acceptable level. We use 6 mil poly to create this barrier. Moisture barriers also help with mold growth and improved insulation efficiency.

Mold Care
This is a liquid treatment of the wooden substructure of a crawl space for the control of mold on the floor joist, sills, and subfloor. We use Bora-Care with Mold-Care, which is one of the industry’s leading products for the control of mold fungi. It is also helps prevent an infestation of termites and other wood destroying pest.

This service is usually done in conjunction with crawl space sealing and a moisture barrier or encapsulation. A commercial grade dehumidifier is installed in the crawl space to remove humidity that can lead to mold growth, damaged insulation, and wood rot. We provide a full inspection and make recommendations based on the size of your crawl space and moisture problem.

This service includes enclosing a crawl space and making it clean with a heavy duty polyethylene ground and wall cover to seal out all outside intrusions of moisture. We also install a dehumidifier with a discharge line. Other products or services that may be used in conjunction with this system include a drain system and mold care.

Encapsulation provides the additional benefit of making your home more energy efficient, since no outside air can penetrate the barrier. The dryer the air is, the easier it is to heat and cool. Also a dryer crawl space usually means fewer pests.
